IMPORTANT: Please read through our repair advice before
requesting a maintenance visit.
If you're having problems with your toilets, pipes, or drains, you may be able to get everything taken care of without our assistance:
Toilet Clogs
Toilet clogs are relatively commonplace; if you don't already have a plunger, purchase one at a local hardware or big box store. A plunger is the first line of defense for clearing your pipes and getting the toilet flushing again. You can find instructional videos online if you've never used one before.
Remember, never flush your toilet if the basin is clogged, as this could flood your bathroom.
Drains
If water isn't draining in your bathtub, shower, or sink, there is likely debris or a small clog in the pipe. A plunger can also be used to push this through the system. If this doesn't work, you can purchase drain cleaners designed to clear a pathway through the pipe.
Please never use any unapproved chemicals in your plumbing system; instead, only rely on products certified safe for residential homes and always carefully follow the instructions on the product packaging.
Don't have electricity in your property?
Before getting in touch with our maintenance team, please call your electric company. Potential outage causes include construction works, billing problems with your account, and felled lines.
If you need additional support or insight from us, get in touch after clarifying with your utility provider.
If your heat or air conditioning isn't working properly, see if you can troubleshoot the system using the main thermostat for your rental home.
Are all settings accurate? Is the system ON? If you don't have the manual for your thermostat and are unfamiliar with how it works, you may want to search for it online.
If you aren't able to solve the problem, please make a repair request.
Make sure your thermostat is set correctly, and has not tripped or encountered a fault that has shut off the system. Reset the thermostat. Call your utilities provider and check to see if your service has been suspended.

If this is a qualifying plumbing, heating, or electrical emergency occurring outside normal business hours (M-F 9am-5pm Mountain Time, excluding major holidays), contact our Emergency After Hours Hotline at 720-706-1115
Emergencies that qualify for use of the emergency after hours vendor are, in accordance with your lease, limited to:
1) Burst pipe or other plumbing issue introducing significant amounts of water into the property and actively causing water damage.
2) Complete heater failure when outdoor temperature is below 55 degrees F.
3) Electrical issue causing visible sparking, smoke, or flames.
If you contact the emergency after hours vendor for any other reason, and charges are subsequently incurred, you will be responsible for the charges.
Lockouts are a Tenant responsibility - please contact a locksmith (available 24/7 in the Denver area).
